Der Initiator des Wettbewerbs, der Expertenrat für Innovationen des RGMD, begründete die Auszeichnung damit, dass dank Einsatz von BIM, Building Information Modeling, eine Klinik der neuesten Generation entstand, die bereits in der Planung alle modernen Tendenzen in Bezug auf die Diagnostik und Behandlung von komplizierten Erkrankungen berücksichtige, und dass somit ein hochfunktionales, schlankes Gebäude entstand.
Darüber hinaus wurde die Leistung von BPS gewürdigt, mittels BIM ein völlig neues, vollintegrales Betriebskonzept für „Lean Hospitals“ begründet zu haben, dass es ermöglicht, während des ganzen Lebenszyklus‘ der Klinik Kosten zu senken und Ressourcen zu sparen.
„Durch den Good Innovations Award 2015 belegen wir erneut, dass der Einsatz von BIM nicht nur ein technologisches Erfordernis ist, sondern für Investoren und für die gesamte Volkswirtschaft einen revolutionären Ansatz für optimale Prozesse im Bau, im Betrieb und in der Bewirtschaftung von Gebäuden darstellt“, resümiert Leonid Lopatin, Eigentümer der BPS Gruppe und Geschäftsführer der BPS International GmbH. „Mit Country Park III und Country Park Clinic hat BIM unter Anwendung des Autodesk Ecosystems wieder seinen Status als essentielle, bauwirtschaftliche Methodik und als pragmatische Lifecycle-Lösung für Gebäude klar unter Beweis gestellt.“, fasst Tobias Schmidt, Leiter BPS Technology und BIM-Projektkoordination, den Einsatz von Building Information Modeling zusammen.
Die BPS Gruppe setzte als einer der ersten Investoren weltweit „BIM 360°“ und 6D BIM als Methodik für das gesamte Immobilienportfolio ein, d.h. Building Information Modeling als Methodik und Prozess integral für alle Lebenszyklusphasen aller Gebäude im Portfolio. Das Ziel, in der Planung, im Bau und im Betrieb mittels BIM Kosten zu sparen und sowohl Qualität und Nachhaltigkeit zu erhöhen, wurde überdurchschnittlich erreicht:
- die Faustformel, dass pro Million EURO Investment in BIM 10 Mio. EURO gespart werden, kann BPS als Investor und Bauherr bestätigen;
- mittels Einsatz von Autodesk Revit als BIM-fähige Software konnte der Anteil an technischen Flächen mehr als halbiert werden, was erstens zu deutlich höheren Einnahmen durch mehr Raum für Miet- und Nutzflächen führte, und zweitens Prozesse der Bewirtschaftung deutlich schlanker gestaltet und somit OPEX spart;
- Dank Einsatz von BIM bzw. Autodesk Revit konnten die Gebäude in kürzerer Zeit und mit einem kleineren Team entwickelt werden, was die Gesamtkosten reduzierte;
- Mittels Vernetzung von BIM mit M2M- Sensorik der Gebäudetechnik kann das digitale Gebäude (BIModell bzw. Revit-Modell) als Echtzeit-basierte Steuerzentrale des realen Gebäudes aufgewertet werden, sodass die meisten Preventive Service-Prozesse im FM automatisiert werden und somit 7-10% der Betriebskosten gespart werden.
