BIM Facility Management – das BIM2FM BIM-Modell vom BIM it! Planungs- und Projektteam überwacht zukünftig die Gebäudetechnik in Echtzeit und wird zur virtuellen Gebäudezentrale zur Planung, Steuerung und Verwaltung von Facility Management-Prozessen

Beim Trendworkshop des Felix Platter Spitals in Basel sorgte der Vorstoß vom BIM it! Planungs- und Projektteam ins BIM-basiert Facility Management für großes Aufsehen: Tobias Schmidt, Leiter von BPS Technology und Projektkoordinator des „BIM it!“ Teams, stellte das weltweit erste Echtzeit-BIM2FM-Gebäudemodell auf Basis von Autodesk Revit vor, mittels dessen die Gebäudetechnik für das Facility Management direkt aus dem BIM-Modell heraus überwacht und gesteuert werden kann. Grundlage hierfür ist die Verbindung von BIM, Building Information Modeling, mit M2M, Machine-to-Machine, und EMSR-Technologie.

BIM - neues Level für das Facility Management der Gebäudetechnik

Die als „BIM 3.0“ bezeichnete Lösung - 3.0 steht äquivalent zum Web 3.0 für das interaktive, systemgesteuerte Erzeugen und Bewerten von (Gebäude)Daten – bewirkt, dass nahezu alle Preventive Service-Prozesse im Facility Management nun vollautomatisch und zentral durch die M2M-Technologie im (Autodesk Revit) BIM-Modell ausgeführt werden. Das BIM-basierte Facility Management und die Überwachung der Gebäudetechnik bestehen somit zukünftig fast ausschließlich aus Predictive Service-Prozessen. Investoren bzw. Betreiber sparen sich via BIM im Facility Management bzw. durch die BIM 3.0-Lösung den Großteil reiner Überwachungsvorgänge und Vorbeugungsmaßnahmen.

BIM-basiertes Facility Management spart Kosten und Zeit

Technisch besteht der Clou der BIM 3.0-Lösung für das Facility Management darin, dass das BIM it! Planungs- und Projektteam die eigene M2M-Lösung namens M2M Connect in das BIM-Modell integriert. „Mit dieser BIM-basierten Facility Management-Lösung aus der Kombination von Gebäudetechnik-M2M und BIM-Modell wird das Facility Management revolutioniert.“, beschreibt Tobias Schmidt die Bedeutung dieser technologischer Vernetzung: „Bisher nutzten wir das BIM-Modell im Facility Management als Zentrale für jegliche Gebäude- und Prozessdaten, quasi als Archiv für alle Gebäude- und Ausstattungsinfos. Mit unserem BIM 3.0 Ansatz zeigt das BIM-Modell nun aktiv und automatisch via Echtzeit-Meldungen Soll- und kritische Ist-Zustände der Gebäudetechnik. Facility Manager können also zukünftig via BIM-Modell verstehen, wie es dem realen Gebäude geht. Virtuelles Modell und reales Gebäude wachsen zusammen.“
